DESIGN + BUILD PROCESS

STEP 1: Introductory CALL

A free 20-40 minute phone consultation with one of our professionals to learn the general details of your unique project. Our primary goal is to be respectful of our potential client’s time and to ensure that we are ideally suited to meet your projects unique needs. If our services align with your vision, we would be delighted to coordinate a follow-up meeting to discuss the project in greater depth.

STEP 2: MEETING

We meet, at our office or over zoom, to get to know one another and gain a deeper understanding into the vision for your project. Our focus is on gathering comprehensive information about the project and introduce our company and our process. Building a custom home is a long-term project that requires a strong partnership between the builder and client and our aim is to embark on this journey together by developing a clear path forward.

STEP 3: Concept DESIGN

A Thoroughbred Custom Homes professional will accompany you to two meetings with our partner design firm to create an initial scale floorplan and elevation based on your family’s preferences and needs. In a third meeting at our office, we will discuss the initial specifications to help us create an estimated budget range. By the end of this process we provide an initial scale floorplan, an initial scale front elevation and an estimated budget range prior to moving into the preliminary building process where the plans will continue to full construciton plans.

STEP 4: PRELIMINARIES & PROPOSAL

“Proper planning avoids poor performance.” Our projects are completed on-time and on-budget largely due to our preliminaries phase. We work to complete construction plans with our partner design firm, then leverage those plans to develop comprehensive specifications for the construction and finish out of the home. This phase involves surveys, soil testing, engineering, material selections and more. We work with our vendors and subcontractors to receive accurate bid proposals and project schedules to deliver a detail proposal to our clients. Our proposals feature a fixed price, complete plans, detailed specifications and a build timeline with an accurate estimated completion date.

STEP 5:CONTRACT & FINANCING

Our preconstruction process ensures clear expectations prior to signing a construction contract. The detailed proposal containing the project specifications is incorporated into our industry standard Texas Association of Builders (TAB) Fixed Price contracts, which are widely recognized and accepted throughout the state of Texas. If a construction loan is required, our professionals can assist in gathering any required documents for the lender. Our organization, level of detail and experience make the construction loan process easier. We are happy to recommend financial institutions we have worked with in the past as well.

STEP 6:BUILD

We secure permits and get straight to work bringing dreams to reality. Our team of contractors will execute the detailed construction plans and specifications to the highest level of quality. Clients are well informed every step of the build through electronic updates and scheduled phase meetings. Electronic updates are delivered via BuilderTrend Daily Logs that can be viewed on a computer, tablet or phone. Through BuilderTrend, an updated schedule is always available, change orders can be viewed and signed, documents are stored and available, and more. Our team will also schedule phase meetings in our office or on site to review progress or discuss finishes. Monthly budget and draw meetings occur at the beginning of each month to discuss last months progress, where the build stands in relation to the original budget and sign off on the construction draw related to the current stage of the project. This level of organization, communication and transparency ensures a positive client experience throughout the build.

STEP 7:TURNOVER

  As we near the end of the build, our team schedules a meeting at our office to discuss the turnover process and set a closing date. We walk through the remainder of the build and what can be expected. It is important that our clients understand the features of their beautiful new custom home, how to use them, and how to maintain them. We schedule a familiarization meeting at the new home just prior to closing where our staff will provide a thorough explanation of these features. On closing day, once all of the paperwork is out of the way, our team will be on-site at the home to celebrate with our client’s and their family and hand over the keys.

 STEP 8:FOLLOW-UP & WARRANTY

We take pride in providing exceptional customer service, which includes regularly checking in with our clients to ensure their satisfaction with their new home. 

Punch list items and warranty requests are tracked through the BuilderTrend application, ensuring nothing falls between the cracks and updates are posted to ensure all concerns are being addressed. Additionally, all our homes feature an insurance backed 10 year structural warranty through 2-10 Warranty.
