Our distinct mindset and business model set us apart. The company was founded by a father and son duo with solid business backgrounds, who aimed to deliver superior quality homes and an exceptional client experience. The building industry has a poor reputation mainly due to a lack of communication. At TCH, we prioritize communication by utilizing a client portal that grants 24/7 access to build information, such as the schedule, photos, change orders, selections, invoices, contracts, construction plans, etc. Additionally, our staff is committed to responding to all phone calls or emails quickly.
Meet your building partner
I’m Evan Kozak and I would love to be your building partner for your family’s custom home. I co-founded Thoroughbred Custom Homes with my father, Harris Kozak, in 2021 with the mission to build better quality custom homes while providing our clients with an amazing building experience. In 2019 I commissioned a custom home built for my family and unfortunately, I had a painful experience with subpar build quality and poor builder communication and organization. I quickly learned that I was not alone and that many others had the same experience with my builder and others in the area. I refused to accept that this was the only way to build a custom home and set out on a two-year journey to discover the best building materials, the latest construction science building techniques and formulate a great client experience through a defined process and the use of software and applications. Once we were confident we could deliver a better quality home and a proper experience, Thoroughbred Custom Homes was born.
I have a passion for quality, and I am unwilling to compromise. “Good enough” is not part of my vocabulary when it comes to the structure and finish out of the homes that my clients and their families will spend their lives in. Building a large custom home is complicated, from the initial sketches to the finished product, and I thrive on putting the pieces of the puzzle together. It is our job to ensure that no detail is overlooked including: the way a home flows, room sizes and layouts, window layouts and operation, door sizes and swings and small details like hose bib locations.
When I’m not building your custom home, I enjoy spending time with my beautiful wife Anna and our two dogs, Shorty and Kahlua. Anna and I are avid downhill snow skiers, amateur go-kart racers, and Ducati motorcycle enthusiasts.

How much do you charge per square foot?
This is typically the first question we receive and as a true custom builder it’s impossible to answer honestly until we gather a lot of additional information. It is important to be transparent and honest about costs when building a home, and we provide our clients with accurate prices that reflect the unique details of their custom home once it is designed. We do not give an arbitrary “base” or “starting” price per square foot costs because every home design is different.
We have developed a systemized preconstruction process to work with our clients to design and price their project prior to signing a construction contract so they never feel “locked in” before having accurate pricing. At the conclusion of the preconstruction process we provide a detailed proposal with a guaranteed fixed price budget and timeline.

What is a true custom builder?
We pride ourselves on being a true custom builder. From the start, we begin each project with a blank piece of paper, ensuring that designs are tailored to meet each client’s specific needs. Our partner design firm creates floorplans and elevations right in front of our clients, with real-time input. Every aspect of the design is carefully crafted to ensure it fits the client’s wants and needs. We do not have standard designs or finishes. Our homes are built to the highest industry standards using only the best materials and techniques. At Thoroughbred Custom Homes, we provide a true custom home building experience.
Can I provide my own plans?
The short answer is “maybe”, but we do not recommend it. We prefer to work with our partner Architects and Design Professionals during the design process to ensure that our clients’ expectations are met from the very beginning. This approach helps us avoid budget overages, time delays, and conflicts. Involving our team early in the design process benefits everyone involved throughout the build. If you have already completed your plans with an Architect or Design Professional, we will evaluate those plans on a case by case basis to determine if they are compatible with our building standards. We do not build “internet plans”, even if they have been modified, as we want to ensure that our clients home is truly custom.
What type of construction contracts do you use?
We utilize standard “Texas Association of Builders (TAB)” construction contracts. These are widely utilized and recognized in Texas and are designed to give our clients peace of mind and ensure their understanding with agreed-upon terms. We utilize “Fixed Price” contracts to ensure builds stay within budgetary constraints and timelines. As an assurance of transparency, we gladly provide a copy of the contract to our clients during the preconstruction phase.

What are my options for financing?
Most clients when undertaking a construction project, opt to secure a construction loan to finance the project. This can be an independent loan or a “One Time Close” style loan where the construction loan automatically converts into a mortgage upon completion of the construction. We provide clients with a monthly invoice for reimbursement of materials and labor that have been completed. This is often referred to as a “draw” and is based off of a draw schedule provided to the client and lender prior to the start of the build.
How long does the process take?
Our detailed preconstruction process typically lasts between three to six months, contingent upon the project’s scope of work. This process typically includes: Design, Engineering, Soil Testing, Selections, and a Detailed Proposal.
Construction of the home typically takes between eight to twelve months once all permits have been received. While we do everything possible to keep our builds on schedule, unforeseeable attributes such as weather may cause delays. We provide our clients with a closing date approximately 30 days prior. Are your homes energy efficient?
As a certified RESNET Energy Smart Builder and Energy Star Builder, we take energy efficiency very serious. We utilize cutting-edge technologies such as spray foam insulation, high-efficiency HVAC equipment, high-efficiency tankless water heaters, and Energy Star rated appliances to guarantee our homes have exceptional energy efficiency. Our homes undergo a thorough inspection and testing process by an independent third-party, ensuring that they receive a HERS score and Energy Star certified. Our building techniques not only save our clients significant amounts of money in utility payments but their homes are also healthier and more comfortable.
