How Much Time To Design & Build My Home?

One of the most common questions prospective homeowners ask when looking to build a custom home is “How long does it take to build a custom home?”. The timing can vary greatly based on numerous factors, however, at Thoroughbred Custom Homes, we have a standardized Pre-Construction and Construction process that ensures we deliver our clients’ homes on time.

How long does it take to design my custom home?

The time it takes to design a custom home largely depends on YOU! While our design firms’ schedule and our schedule can dictate some of the design time, most of the time will be dictated by how fast you make decisions. There are many personalities out there and some are very decisive, which can speed the process up, while others prefer to spend time reviewing plans and making changes. We have made the design process as easy and enjoyable as possible for everyone. A representative from TCH accompanies our clients to all design meetings to keep the design on track, on budget and on time. While we have a fixed amount of meetings included in our design pricing, we are happy to accommodate additional meetings to ensure your home is designed the way you want it. The typical timeline for the design from a blank piece of paper to completed construction plans is 2-4 months.

What happens after the design is complete?

4Once the design has been completed, we continue with our Pre-Construction process. This can include many different aspects including Surveys, Geological Testing and Engineering, Structural Engineering, Finish-Out Selections, Cabinetry Design and Bidding & Budgeting. At the conclusion of the Pre-Construction process, our teams work diligently with our vendors and contractors to bid out your project and create a detailed fixed price proposal. Only then, once we have accurate pricing and an accurate construction timeline do we sign a construction contract. This process is typically completed in 3-6 months after the construction plans have been completed.

Do building permits take a long time?

Once everything is finalized in Pre-Construction and a construction contract has been signed with a guaranteed fixed price and guaranteed timeline we will submit the project to all governing authorities for permits. The time it takes can vary greatly depending on the municipality or county and also if a Home Owner’s Association is involved. This process typically takes 1-2 months.

How long to construct my home?

It may seem like a lot of time is spent before construction begins and that is by design. We live by the saying “proper planning avoids poor performance” and we have found that spending the right time up front allows the construction process to move smoothly and keeps the project on-budget and on-time. The construction timeline can vary based on a variety of factors. Each municipality and county require different inspections and have different wait times to complete those inspections. Weather is always a factor when building as well and excessive heat, cold or rain can effect the timeline. The size and scope of the project also dictates the build time as a larger and more complicated house will always take longer than a smaller simple house. While all of these effect the timeline, we take these all into account during the pre-construction process and deliver a guaranteed timeline in our proposal. We understand a lot of planning has to go into selling your existing home, renting an interim home, scheduling movers, etc. and with that in mind, Thoroughbred Custom Homes has NEVER missed a closing date. Our typical construction takes 7-12 months.

The total time to design and build a true custom home from a blank piece of paper to a high quality home that your family will live comfortably in for many years is approximately 14-24 months. While that may seem like a long time, it is important to commit the necessary time to the initial design and planning to ensure the home is everything you desire.
